Mandatory Planning and Building Historic Review Process

How to Determine if Your Property Requires Mandatory Review

Buildings, structures, sites, or objects that are over 50 years of age, and signs over 25 years of age may be considered Eligible Resources for listing to the Steamboat Springs Register of Historic Places. There is a mandatory review process for all planning applications and building permits for any property determined to be an Eligible Resource. Contact the Historic Preservation Planner to determine if your property meets the criteria to be considered an Eligible Resource.

To confirm the age of your property, enter your address on the Routt County Assessor's Office Property Search webpage. The age of your property is listed under buildings, actual year built.

Email Caitlin Berube-Smith, Historic Preservation Planner or call 970-871-8228 to determine the eligibly status of your property, learn more about the required review process, or to obtain feedback on any potential exterior changes to your property.

Eligible Resource Review Process for Planning Applications and Building Permits

Any owner of an Eligible Resource is required by the City’s Community Development Code  (Section 111) to participate in a mandatory Historic Preservation review process for any application submitted to the Planning Department and any permit submitted to the Building Department. As such, you are encouraged to contact the Planning Department to determine eligibly status of your property.

During the mandatory review, Historic Preservation staff will evaluate the impact of proposed exterior changes to your property, outlined within your planning application or building permit, and will provide feedback on any suggested revisions to comply with historic preservation standards and guidelines. The standards and guidelines allow for exterior improvements, such as additions and alterations, while maintaining the historic integrity of your property. Compliance with feedback is voluntary.

The City strongly encourages property owners to reach out to the Planning Department well ahead of beginning a planning application or building permit to provide ample time for staff to determine if you own an Eligible Resource and to collaborate on options for any exterior changes to your property.

The mandatory Historic Preservation review process ensures the City and community are working together to explore options to integrate significant aspects of your property into future development, redevelopment, or adaptive reuse of structures important to local history, culture, and heritage. Restoring, preserving, or re-using historic buildings, structures, sites, objects, or signs in your next planning or building project provides intangible benefits to our community for generations to come.
