[ARCHIVED] 840 Yampa Property Sold to Local Company Big Agnes

STEAMBOAT SPRINGS, COLORADO-July 24, 2023-The City of Steamboat Springs has sold the property at 840 Yampa Street to long-time Steamboat Springs company, Big Agnes, Inc., for $4.15M after the completion of a successful closing on Friday, June 30. 

“We’ve accomplished our goal of selling the property to help offset the cost of a new downtown fire station,” said Deputy City Manager Tom Leeson. “However, it’s even more gratifying to have it stay local and transition to Big Agnes.”

After title insurance, closing fees, return of the rental deposit and lease payment, the city will receive $4,087,820.75. As part of the deal, the city obtained an easement to maintain its dumpsters on the alley as well as a lease for the fire department’s use of the bays on Yampa Street until the new downtown fire station is completed. 

“Steamboat Springs is our home and we’re excited to know our headquarters and staff members can remain in the heart of town,” commented Bill Gamber, Big Agnes co-founder and president. “Being just a stone’s throw from the Yampa River, steps from year-round trails on Emerald Mountain and on Yampa Street is ideal for our employees and benefits local restaurants and businesses.”

The site consists of 12,810 square feet of gross building area on 0.48 acres of land. As part of the sale process, the Environmental Protection Agency conducted an environmental assessment of the site and surrounding area and returned clearance for the sale.

The building has been home to outdoor gear company, Big Agnes, Inc. for the past three years. It also houses Steamboat Springs Fire Rescue’s downtown suppression equipment on the lower level. Prior to its current tenant and new owner, the site served as the emergency services campus for the Steamboat Springs Police Department and Steamboat Springs Fire Rescue for several decades. 

Big Agnes was founded in 2000 with the goal to build better gear and inspire people to get outside camping. The company’s original sleeping bag offered a sleeping pad sleeve which was a simple idea rooted in providing comfort to those sleeping in the backcountry and keeping them on their sleeping pad. Over two decades later, the company is making award-winning gear with a passion for producing high quality outdoor equipment in a sustainable manner.

The proceeds from the sale are part of the initiative to bring a new Fire Station and City Hall to downtown. The facility would be built in the current location of city hall (137 10th Street) creating a downtown civic campus housing numerous city services in a central location easily accessible by the community.
